HVAC Upgrades That Can Boost Your Home’s Value in Ontario, CA

A modern and efficient heating and air conditioning system will keep you comfortable all year. It could also increase the value of your home and make it more attractive to potential buyers. Even if you don’t plan to put your home in Ontario, CA, on the market, making improvements that would improve its value can help prevent problems in the future and make it easier for you to qualify for a second mortgage or home equity line of credit. Let’s take a look at some popular HVAC upgrades that could make your home more valuable.

Making Your Home More Energy Efficient

Installing double-paned windows and adding insulation will make your home more energy efficient and lower your utility bills. It’ll also make your home a lot more attractive to prospective buyers. When researchers from two leading California universities studied property prices in Los Angeles, they discovered that energy-efficient properties are worth about 9% more than less efficient homes. Property prices in California are some of the highest in the country, so making your home more energy efficient will likely be a worthwhile endeavor.

Replacing or Repairing Your HVAC System

Installing a modern and energy-efficient HVAC system isn’t an inexpensive home upgrade, but it may be a worthwhile investment if your current one is more than 10 years old. Home buyers tend to avoid properties that require expensive improvements, and they may pass on a house with an old HVAC system that will likely need replacing in the near future even if it appears to be working well.

If your HVAC system is less than 10 years old, performing repairs will probably make more financial sense than installing a new system. Fixing coolant leaks and repairing a malfunctioning compressor could make your system run like new again, and it’ll cost a lot less than buying new equipment. Just make sure that you choose an HVAC company that uses certified comfort advisors and stands behind its work.

Replacing Your Furnace or Boiler

Replacing a furnace or boiler costs a lot less than installing a new HVAC system as it is a fairly quick job. A properly maintained furnace or boiler should provide about 15 years of service, so you will have to know how old your system is to determine whether replacing it would make sense. If you don’t have the original documentation, you can find out your heater’s date of manufacture by checking its serial number.

You’ll be able to find the serial number on a tag or decal on the front or side of the system. If your boiler or furnace has a date of manufacture during the last 20 years, the last few digits of the serial number will likely tell you its month and year of manufacture. For example, if the last six digits of the serial number are 637814, your unit’s date of manufacture was August 2014.

Replacing Your HVAC Ductwork

HVAC ducts can last for up to 25 years, but they start to degrade after about 15. This deterioration will make your HVAC system less efficient, and it could also worsen the air quality inside your home. If you are thinking about selling your home or members of your household suffer from breathing problems or allergies, replacing degraded ductwork could be a worthwhile improvement.

An efficient heating and air conditioning system will make your home more comfortable and attractive to potential buyers, but some HVAC upgrades make more sense than others.
